Buying a home is one of the top three decisions anyone can make in their life. It’s not a decision to be made lightly. It’s a decision that needs to be made with the proper research and guidance. There are too many pitfalls and negative possibilities to count.
And then there are short sales. All bets are off. There are no guarantees.
The decision to purchase a property in a short sale leaves the buyer at the highest disadvantage in one of the riskiest decisions that can be made in what is now the worst market in decades. That’s why I’m glad I went with Elizabeth Wright as my agent in purchasing my short sale. I hired Elizabeth against the conventional wisdom since she was the seller’s agent, but I made the right decision. The listing agent in a short sale represents the seller of the home and the bank – or the owner of the home – a Buyer without a Buyers Agent would usually represents themselves. It was essentially me, the seller, and Elizabeth against the bank. However, that didn’t mean things were easy sailing; we were met with plenty of opposition. Taxes hadn’t been paid on the home; the mortgage hadn’t been paid for the better part of a year; and there was a lien against the home from the pool company from hell. That brings me to why I went with Elizabeth. I use to be a salesman, and, while there are many different methods to making a sale, there is only one thing I look for in someone else trying to sell me something: strength of character. Strength of character can be found in a person who has lost sales because they have done the right thing. They’ve lost buyers or sellers because they’ve refused to compromise who they are. They stand on their integrity. You can tell by the blunt honesty in their conversation and their voice when this has been their experience.
Throughout the almost six month long process of purchasing our home, Elizabeth gave me the details I needed and allowed me to make the decisions I needed to make as each new issue with the short sale came up.
